Our client is an established, mid-sized commercial general contractor with a strong history of delivering high-quality construction projects throughout the Southeast and surrounding markets.

The company specializes in light industrial, big-box retail, medical, office, and other commercial construction projects. With a growing regional presence and an expanding project portfolio, the organization has built long-standing relationships with clients, architects, engineers, subcontractors, and other industry partners.

The company is seeking an experienced Senior Project Manager to join its team in Duluth, Georgia and take a leadership role in managing complex commercial construction projects from preconstruction through final closeout.

Position Overview

The Senior Project Manager will have overall responsibility for the successful delivery of assigned commercial construction projects, including preconstruction, budgeting, procurement, scheduling, execution, cost control, client management, and project closeout.

This is a key leadership position requiring strong knowledge of construction processes, project controls, contracts, scheduling, and financial management. The successful candidate will coordinate internal and external project teams while serving as a trusted point of contact for clients, architects, engineers, ownership groups, subcontractors, and other stakeholders.

The ideal candidate is a results-driven construction professional who can manage multiple priorities, anticipate project challenges, develop effective solutions, and consistently deliver projects safely, on schedule, within budget, and to established quality standards.

Key Responsibilities

Project Leadership & Management

  • Lead commercial construction projects from preconstruction through completion and closeout.

  • Develop project execution strategies, schedules, budgets, and resource plans.

  • Establish project objectives and ensure project teams remain aligned with contractual requirements.

  • Lead internal and external project teams, including Superintendents, Project Engineers, subcontractors, consultants, and vendors.

  • Coordinate activities between the office, field teams, clients, and project stakeholders.

  • Conduct regular project meetings and maintain clear communication across all parties.

Financial & Cost Management

  • Develop, manage, and maintain detailed project budgets.

  • Monitor project costs, commitments, forecasts, and financial performance.

  • Prepare and review cost forecasts and financial reports.

  • Identify potential cost overruns and implement corrective measures.

  • Manage change orders, scope changes, and associated cost impacts.

Scheduling & Project Controls

  • Develop and maintain detailed project schedules.

  • Coordinate project milestones with clients, subcontractors, vendors, and internal teams.

  • Monitor progress against established schedules and proactively address delays.

  • Identify schedule risks and develop recovery strategies when necessary.

Contracts & Documentation

  • Manage project contracts and contractual obligations.

  • Oversee submittals, RFIs, change orders, meeting documentation, and project correspondence.

  • Review project plans, specifications, contracts, and construction documents.

  • Coordinate with architects, engineers, consultants, and ownership representatives to resolve project issues.

Client & Stakeholder Management

  • Serve as a primary point of contact for clients, architects, engineers, and ownership groups.

  • Develop and maintain strong professional relationships throughout the project.

  • Communicate project status, risks, financial performance, schedule updates, and key decisions.

  • Negotiate effectively with clients, subcontractors, vendors, and other project stakeholders.

Risk, Safety & Quality

  • Proactively identify and mitigate project risks, delays, scope gaps, and potential conflicts.

  • Promote a culture of safety, accountability, professionalism, and high performance.

  • Ensure projects are executed in accordance with company safety policies and applicable regulations.

  • Monitor project quality and ensure work complies with plans, specifications, and contractual requirements.

Team Leadership & Development

  • Mentor and develop Project Engineers, Assistant Project Managers, and other junior team members.

  • Provide guidance, coaching, and support to project staff.

  • Encourage accountability and continuous improvement across project teams.

Project Experience

Candidates should have a demonstrated history of successfully managing commercial construction projects, including one or more of the following:

  • Ground-up commercial construction

  • Interior construction and build-outs

  • Renovations and expansions

  • Light industrial facilities

  • Big-box retail

  • Retail construction

  • Medical facilities

  • Office construction

Required Qualifications

  • 7–10+ years of progressive experience in commercial construction project management.

  • Demonstrated experience successfully delivering commercial construction projects.

  • Strong understanding of construction means and methods.

  • Strong knowledge of project controls, contracts, cost management, and scheduling.

  • Experience managing project budgets, forecasts, change orders, and financial performance.

  • Proven ability to lead internal and external project teams.

  • Strong client relationship and stakeholder management skills.

  • Excellent communication, negotiation, organizational, and problem-solving abilities.

  • Ability to manage multiple projects, priorities, and deadlines effectively.

  • Proficiency with construction/project management software such as:

    • Procore
    • ProjectSight
    • Microsoft Project
    • Bluebeam
    • Other comparable construction management platforms
  • OSHA 30 certification preferred.

  • PMP or similar professional credential is a plus.

Education

  • Bachelor's degree in Construction Management, Civil Engineering, Engineering, or a related field required.

Work Environment & Travel

This position is based in Duluth, Georgia, with regular travel to active construction project sites.

The Senior Project Manager should be comfortable:

  • Traveling to project sites as needed.

  • Walking active construction sites.

  • Working in office and field environments.

  • Participating in project meetings and site inspections.

  • Working around active construction operations while following required safety procedures.

A valid driver's license and reliable transportation are required.
